Reflecting on 2024
Looking ahead to 2025, now is a great time to start thinking about your goals. If owning a home, upgrading, or downsizing is on your mind, let’s talk about how to turn those ideas into reality.
As we step into this new year and reflect on 2024, I want to take a moment to share some thoughts as we move forward into 2025.
In 2023, one home purchase stands out as particularly memorable. I had the pleasure of helping a local family and a fellow Army veteran purchase a wonderful home in New Richmond, Ohio. Despite a few obstacles, we successfully acquired the home at a $9,900 discount off the listing price. Nothing excites me more than serving people and helping them maximize value.
Looking ahead
Over the past couple of years, the real estate market has experienced significant price growth, with many homeowners realizing gains in equity and home value. Meanwhile, buyers have faced increasing prices, strong demand, and intense competition. However, I’m optimistic that 2025 will bring more balance to the market. The Cincinnati area recently added 3,956 single-unit housing permits, which should help alleviate supply constraints and reduce some of the competition that has driven bidding wars.
Looking ahead, I’m excited about the opportunities in the housing market. The Federal Reserve recently dropped the prime rate by 0.25%, which could mean more purchasing power for buyers and more affordable mortgage payments. Additionally, experts at www.resiclubanalytics.com estimate that housing inventory may increase by as much as 12.5% in 2025.
